The design problem in the 17 b and perhaps in the 21 is that the insulated tanks discharge into a non heated lenght of pipe and valve which will congeal at low temps and create a dam, preventing the still liquid contents of the tanks from draining. The heated envelope needs to be extended around the dump valves for the water managment system to be functional in below freezing temps.

Eventually the warm tank contents will free up any frozen pipe blockage....

At what we would call "cold" here, that would take until spring. At barely below freezing... sure.

It makes sense to me to heat trace piping if you're going to bother with tank heaters. There are even heating "cuffs" that are shaped to fit around drain piping elbows.

Thought you said you poured hot water down the sink and toilet. Just before dumping would be good and I took it that that is when you did.

Has anyone had problems with mice/insects burrowing into the foam and setting up home there? How would you even know?

A few of these around the trailer seemed to take care of it last winter, I had no mice come spring.
