bisonbill, for New England, it's a no-brainer to get the insulation and thermal windows. I'd also get the foam including heating pads. Leaving out A/C can be a problem on resale, not to mention that there can be some very hot humid days even in New England as well as where you might go, unless only going north. If your head would hit it though, that would be the bigger consideration.

I thought it would be good to have the tank inside until I thought about a leaky tank. And condensation as mentioned. Think a couple of people have said they had leaking tank valves they fixed.

We are rookies to trailer camping (19-foot on order), but as skiers have driven in winter conditions a lot. I would think that towing a trailer over icy and snowy roads, especially mountain passes, would be a bigger deterrent to winter camping than the risk of a tank freezing.
That said, our current build list (in pencil) calls for extra insulation, double-pane windows, and sprayfoam underneath. Tammy suggested the tank heaters might not be worth the cost and the electrical drain just to guard against a freak cold snap during spring or fall camping.
Has anyone towed in winter conditions, either on purpose or because of an unexpected cold spell? And has anyone found themselves camping under conditions where a tank could very easily have frozen up?

Sorry Donna, only the black water tank is under the bed/bath area, the fresh tank is under the rear, behind the axles.

Oh... was that what I saw under D&K's bed... the hot water heater? The water pump is visible when the front drivers side hatch is opened. That's all I know... ooops.

Yes the water heater is under the bed, near the foot. The pump is upfront under the bed, perhaps the fresh tank is there underneath and the grey is in the rear? Now you have me wondering, but it is underneath, that I'm sure of, front or back is I'll have to do some sleuthing.

On my recent examination of the Escape demo units, I noted a white (or translucent) tank under each floor at the front of the stepped-up section (which is immediately behind the axle as Jim mentioned). I was mostly interested in chassis rather than plumbing, so I did not look from the streetside and thus did not notice if these were freshwater or greywater tanks. Thinking back, I don't recall noticing two tanks there on any, but I didn't look ahead of the axle(s).
If only one tank is under the floor in any fully-equipped trailer, it is typically greywater (low to allow gravity drainage from the shower).
If protecting a waste tank from damage due to freezing, the discharge piping is probably more vulnerable than the tank itself.

Perhaps an owner of a 21' who has winterized their unit and drained the fresh tank can enlighten us as to where the fresh tank drain is, fore or aft?

Hi Catchlight,
Surprising there are lots of people that camp in sub zero weather. Some of my dear friends camp in Rocky Mountain National Park @ 5 or 10 degrees during the winter. They enjoy the peace and solitude that winter camping provides. Using camp toilets and using fresh water poured from jugs they keep inside with them. They tow their 16' Casita around on snowy roads with a Ford Ranger just fine.

In the 21: The fresh water tank is under the floor, port side, starts at the rear axle and extends aft. Adding water to the tank reduces weight on the tongue. The gray water tank is below the floor centered and forward of the fresh water tank. The black water tank is at the forward wall centered under the bed. The hot water tank is port side under the bed aft of the hatch. The water pump is behind a panel in the compartment below the fridge.

On the 19': fresh water tank is under floor behind axles driver side. Gray water is under floor in front of fresh water tank. Black water is inside under driver side bench. Water heater is street side inside under the bed. Water pump is also under the bed.

Back to Spray Foam Insulation and what its protecting.
If the water tanks are under the floor, presumably the spray foam gets applied to the tanks and the connectors and helps insulate these tanks and protect them from debris. Is that correct?

Correct, the foam covers the entire undercarriage and frame from front to back.
