Water leak through shell around sanitary pipe penetration

We just completed a trip through Central Oregon. We saw 3 Escapes headed north near Seattle on the day after the eclipse while we were driving south. Also met the owners of a 21 in Tumalo State Park.

We spent a few nights at Cove Pallisades before heading home. It was the first time we stayed in a spot with full hook-ups so we took advantage and cleaned the bathroom prior to departure. My wife was spraying behind the toilet with the shower head and I noticed water dripping out of the sanitary pipe penetration. We have only ever showered in the unit a few times and never noticed this before.

I know the toilet was replaced by the previous owner. Could this just be a poor seal around toilet? or is it potentially a bigger problem?

That pipe is actually coming out of the black tank, not the toilet itself. We had a leak like that from the the threads connecting the black tank to the black pipe you see there. Try to experiment with some water in your black tank and see if it drips out then, or if it is only coming out when spraying around with the shower head. That should let you narrow down the possibilities.

There are no leaks from the black tank when full, partially full or draining. The water leak was clear water and only started when the bathroom was being sprayed down. Since we use the shower so infrequently I am not sure when this might have started.

I am wondering if maybe a seal around the toilet is leaking which is causing water to leak down on top of the tank and out the sanitary pipe penetration?

I think you are right. Ours only leaked when the black tank was in use. Yours sounds to me just like what you are saying, a bad seal around the toilet. The water probably collected in the bottom of the "pontoon" where the pipe emerges (as the pontoon design is supposed to do). Were it me, I think I'd pull the toilet and try to reseal it.

Yes it could be leaking around the base of the toilet, around the black tank and out the bottom. I would pull the toilet and investigate you never know what you'll find especially if someone else has already replaced it.
