Leon, we are also getting tired of MN winters but we aren't retired yet. If we were, I probably would have been digging our trailer out this morning and heading south. Will your Sienna pull the 21 ok!

What's the purpose of the bench vents? I also noted you have an extra charge for interior switches for the exterior lights and the ceiling light, doesn't it come with switches?

the $780.00 cost is for the inverter and the transfer switch.

the vent idea i got off the blog. just to let some air into these closed areas. rease said it wasn't needed unless you were in areas with alot of humidity. The light switches are the ones you see by the entry door. i wanted to be able to turn the lights on and off there.

Holy cow Burrab, with costs approaching $40K I'd say you have the proverbial "everything but the kitchen sink" but you do have the kitchen sink. There are several items on that list that may be redundant. Are you sure you need them and do you want me to start a new thread about your list for further discussion?

John,

The Sienna will not be able to tow a 21 -- it is limited to 3500 lbs. Which means that part of the "true cost" is a new tow vehicle. But that it the topic for another thread, and I don't want to split this one again...

Burrab,

Thanks much for the build sheet. I appreciate it. I am curious about the "three bike rack ready" for a custom aluminum bike rack. One of the things that I like about using a van to tow is that the bikes can go inside, and aren't exposed to weather & thieves. Could you say a bit more about the bike rack?

Thanks Jim. I really hadn't meant to split the thread. Do you think it would be worth while to have a separate forum section for build sheets? or maybe just a convention of using "build options" in the thread title would make it easy for folks to find ideas about build options as opposed to user mods.

leon, I wanted to be able to use a rack on the back of the trailer to carry different objects. we like to deer hunt and its a great place to carry one home. the racks you can purchase attach to the receiver in the middle. if you put any weight on either side of the rack it leans and bouces around alot. I had reace add two more receiver to the frame rails. this will allow me to attach a rack that will not worp or bounce around on me.

Okay, now we can pick apart some of your options. I had the heat strip in my Escape 19', it works but it is a little noisy. I much prefer the little built in 120V heater installed under the bed as a source of supplemental heat, a lot quieter and about same price. It would mean eliminating that extra hatch there which really is worthless as there is not much room in that locale and adding an additional 120v outlet there for power. The extra charge for switches for each light is redundant, each light has it's own on/off exterior switch and you can have all the exterior switches wired to one interior switch. You can then turn them all on from inside or off individually outside. You can skip the exterior outlet by water fill for heated hose, it doesn't work that way because you plug the heated hose at the water source, that is where the male plug is located on your heated hose and there would be cg electric near by to plug in. What about the E-Z lube axles and the E-Z winterizing set up? Both of these would be helpful, IMHO. Also "U" shaped dinette?

jim, thanks for the help. I was adding the plug for the heater hose thinking it plugged in at the trailer. i will now drop it, thanks.
we have to make some concessions. my wife didnt like the u shape. she thought it took to much of the table away. i talked to reace about adding a wire for electric like you did for a heater but he talked me out of it as well as the easy winterizing. he thought i would be much better to use air and not take the chance with the antifreeze. ez lube, i had on a pop up one time and didnt feel comfortable or should i say trust my judgement on pumping enough greese in there. i would check my bearings and was not getting enough greese to them. the texas fan is named after the number of people from texas who order them. i guess it helps the fridge in hot areas. why not add it. i am having trouble deciding on the foot operated toelet. any thoughts? does it sit higher and is it easy to operate compared to the normal installed unit?

when i met with reace, he really tried to talk me out of upgrading any walls. he said it wasnt needed. but my wife and i wanted to be able to hang coats or what not on the bathroom wall. the other wall we did was the only one with any size, we thought, to anything with in the future. we tried to upgrade the bathroom door but was told it coudnt be done because of the size of the hindges.
