That's true, no basement. There are a few places in Texas with basements, but not in the Hill Country unless you want to blast out over 10 feet of solid limestone to do it.

Most foundations here consist of a grid made up of stacks of sandbags which are set up in squares, with 6 to 12 inches between the stacks, with an outer form and rebar running through the gaps between stacks. Then the whole thing is filled with concrete. You wind up with what I guess would resemble a concrete waffle if turned upside down. The slab over the sandbags is only about 6 inches thick or so, but between the stacks it goes down 3 or 4 feet.

They call these "slab-on-grade" foundations and they've been around since the 40s or 50s. Prior to that, it was pretty much all pier and beam.

Texas has it's share of foundation problems because of this technique, because the slab tends to settle. Because of the unique make up of the ground in the Hill Country, I'm having them excavate to bedrock, (which luckily in that area is less than a foot down) and anchoring the grid to the bedrock. It will never settle.

Interesting way to build, Robert. I am familiar with slab on grade, but not at all with that method with sandbags, but sounds like an easy way to level out on top of bedrock. Here we have no bedrock, and the main purpose of a basement is that we need to put the foundation down at least 4 feet for frost, so might as well make it usable space. Done right, it can be very nice.

Sounds like a great move Robert. Is this a retirement exit plan or just a stop gap until retirement?
We bought a foreclosed mountain home about 5 years ago at the height of the foreclosure bust as a retirement exit plan even though it was still 10 years out. Even though we didn't have the Escape 19 yet I made sure it had an RV pad. Part 2 of retirement plan was Escape 19 which is attained now 5 years ahead of retirement. Now 4 years away and counting, it goes fast.
Only recommendation I could make, is if it is for eventual retirement, you might consider a smaller house. Saves cost on building and the smaller the property in retirement, the less maintenance.
I look forward to following your progress on this adventure and congrats.

Thanks Greg. The house I plan to build really isn't that big, but the forum seems to disagree...lol.

Just 3 bedrooms, 2 1/2 baths, and an office, the last one being essential due to the fact I work from home at least one week per month.

Yes, it will hopefully be the last house we ever buy. The extra bedrooms are for the grandkids who visit us frequently - we really enjoy that. No sweeter revenge on your kids than spoiling their kids rotten! [emoji1]

Great nothing better then taking a walk around your land to cure the blues and gain a bit of peace . I don't have land anymore because its a lot to deal with as a single woman but i have had it in the past and i loved it dearly.

Sounds wonderful and looks beautiful! The only thing standing between me and retirement is purchasing a home base for my dog and myself. Actively searching now. Good luck with the house build and happy for you on the acreage purchase.

Congratulations! I will envy your Escape-port with 30a hookup!

We are on a 6.5 acre limestone outcropping (a.k.a. side of a hill) and it's hard to make flat space for visiting vehicles...and our Escape is nestled among trees = no roof overhead. We did what you're doing: bought the place a few years out and now that we are retired and home a lot, it's great. Enjoy your little slice of the TX Hill Country!

Congrats on the purchase and upcoming move. We downsized to a 3 bedroom ranch and it is nice to not have all the house to maintain. However, we don't have your view. My brother lives in Blanco, TX and loves the hill country. When we visit him, we'll have to look you up.

Blanco is very nice. It's maybe 20 miles north of our new property.

That's a nice setup Mary. I would probably look into one of those carport shelters that use pipes and corrugated metal sheeting for the roof. They go up quick and are inexpensive. Would definitely keep your gelcoat nicer.
