Hooking up used MaxxAir

I just purchased a used pair of MaxxAir vents. I think the model is deluxe. There is a pair of wires for 12v and grn. There is also an RJ-11 wire that connects to a wall mount. It has 4 buttons, Fan speed 1,2,3,4, Fan Off and open, close vent.
The previous owner had the cut the flat wire between the fan and wall unit as it was buried in the enclosed wall.

Eager to try this, I ordered a RJ-11 telephone wire from amazon. Hooked it up and heard this whining noise. I find that the vent motor is continually trying to close. When I help it along manually to open it, it opens but then it just wants to close, rinse, repeat.
I am wondering if the cable is somehow special to MaxxAir, should this work, what might be my issues?

Any insight on this is greatly appreciated. Thank you!!

Not all 4 wire RJ cables are wired the same. Some are straight thru; some are reversed at the other end. If you have both existing ends, try to compare colors at each RJ connector to see.

If you look at comments on etrailer.com a common RJ-11 won’t work properly. I would just try a new replacement MaxxAir cable:

I don't have both ends of the rj11 so....
I did order that cable. Should be here later this week.
