Does awning need replacing?

For those who have a older manual awning.
Doing spring clean of the trailer, I noticed that stitches on the top side of the awning where it attaches to the trailer are missing the thread between the stitch holes. The bottom side looks normal, i.e. has threads between the stitch holes.

Does this need to be replaced or restitched? Other than a bit of discolouring the awning looks okay.
What does stitching on a new one look like?

After a bit more detailed investigation, I removed the awning, fabric is shot.
It looks like the thread was not resistant enough and there were a few cracks in the vinyl edges.

Does anybody have any recommendation for quality replacement? Carefree replacement is very pricey to get here is Canada.
