What about a restroom building (perhaps with showers)? Who will clean it?
What about garbage pickup? Are you assuming that none of the campsite occupants will be slobs?
Who will perform maintenance if someone's electrical post isn't working?
What if the entry or exit keypad stops functioning? If there's an electrical outage, will campers be locked inside?
Might call Howard at Spider Rock c.g. in Chinle, AZ to find out what he went through(a lot) to get it approved. This is a very cool place to dry camp and visit Canyon de Chelly, which is a "Canyon Less Travelled"- compared to the better known ones. Check it out on Trip Advisor.

40 bucks a night I want a clean well maintained bath house and a dump station. Water and electricity too. Someone has to maintain these facilities and the landscape and remove the trash. That would be a full time job for someone not a couple hours in exchange for a free site. The camp host thing only works if you have some oversight. I have seen some camp host sites looking like shantytowns, breaking every 1 of the parks rules. You need a responsible, well paid person to oversee and protect your interests. A gate with a code won't cut it. A site with amenities could be part of the payment. Just look at what happened in some of the State parks during the shutdown. Not everyone out there is as responsible as those of us on this forum. 😎

I appreciate all the feedback I've been getting on this but starting to think the bureaucracy is not something I want to go through this stage of my life. First piece of property was eliminated because not enough usable land to put even 6 sites on because of zoning. Not completely giving up because did find something else I'm looking at but not sure I'm willing to jump through all the hurdles it could take for even this property to work. Time will tell I guess.
